Overview

The Campus Vert project is an ESG-aligned infrastructure development positioned as Africa’s first net-zero corporate lifestyle and Global Business Services campus, to be located in Mossel Bay, South Africa. The 120-hectare smart, integrated development aims to create a sustainable environment combining business, residential, education, healthcare, hospitality, and retail facilities. It will include 200,000m² of office space, a conference centre, retail outlets, a five-star hotel, medical and education facilities, and research partnerships designed to attract global corporates seeking environmentally responsible African headquarters. With a total estimated cost of approximately USD $971 million (≈ ZAR R18.45 billion), the project seeks USD $600 million (≈ ZAR R11.40 billion) in anchor debt financing, supported by USD $200 million (≈ ZAR R3.80 billion) in equity and USD $171 million (≈ ZAR R3.25 billion) in blended development capital. The development will be delivered in phased stages between 2026 and 2029, with full completion expected by December 2029. The campus is projected to generate strong financial returns, with projected net annual income of USD $98 million (≈ ZAR R1.86 billion), an initial yield of approximately 10.1%, and potential growth to 36.5%, supported by pre-leasing interest from multinational ESG-focused corporations. Campus Vert prioritises sustainability through 100% off-grid renewable energy, electric mobility, water recycling, sustainable construction materials, and carbon-neutral certification pathways. Beyond environmental impact, the project is expected to deliver significant socio-economic benefits, including the creation of approximately 25,000 direct jobs and broader economic participation for up to 200,000 people, while contributing an estimated R6.7 billion annually to GDP. The project positions itself as a flagship model for sustainable, future-ready corporate infrastructure in Africa.
